Ten Acres with direct highway access: Paved entry to sand, easy access for large trucks. The lot is rectangular, about N/S-400ft x E/W-1100ft

Well: 200+ feet with 220v pump. Waterline averages 40-60ft.

Septic: Large system installed, anticipating requirements for an indoor pool.

Propane Tank: Licensed and filled, currently hooked to a Winnebago.

250Amp buried power and phone lines: Two junction boxes for home / garage.

A large creek with running water: Upper Black Squirrel Creek, with a 30ft canyon.

 

Creek runs N/S through the property, about 2 acres of land on east side, and 8 acres on

west side, toward the highway. 400 feet of painted cliffs in the sandy creek bed area, a roadway for antelope. Very clean and clear running water that peaks about 1ft-2ft deep, 10ft-20ft wide, fast running stream. Average is a few inches and 3ft-10ft wide. In the very dry seasons, water is running below the sand surface, never more than 1ft down.

About 50 large pines and numerous small pines throughout the property.

but the water still runs under the sand about a foot down.

I have dug trenches in the creek for the antelope to get water

Both areas have plumbing lines run, and a 4" buried conduit for additional communications lines, and all drawings are done with AutoCad-14
